 Post subject: Park Homes - Hartlepool & Seaton

Does anyone here either live on or know anyone who lives on one of the residential park homes in the area such as Seaview and Sea Breeze (formerly Elm Tree)?

If so what are they like to live on?
Pros and cons?

One of my cousins and his missus sold their house and bought one on the site nearest the Schooner, the name escapes me. They’re as happy as Larry with it. ….whoever Larry is.

I have looked at Park Homes, there is usually a service charge to pay over and above the Council tax, not the easiest type of property to move on as I doubt you will get a mortgage on one depending on the construction materials it’s build of.

used to spend many off season breaks up there to coincide with pools home games. she sold her house in norfolk and was seriously thinking of buying one. the problem is that a glorified caravan has a shelf life of a certain number of years and then you are required to move it off site for scrap value. then you are talking of the initial cost where those new lodges were about 130,000 quid where for that price you could purchase a decent house in the area omething for the cost of a mobile home. if we had bought say an 8 year old one we may have been off site by now losing a load of money in the process and looking around for what rented property we could afford.

I don’t think these are classed as mobile homes which do have a shelf life,they couldn’t be moved like a mobile home, classed as a park home.

I used to do a lot of work on the site and I would say 99% of the people I met over the years loved living on site.

Correct Mr Jamie, a world apart from caravans, built to a much higher spec and classed as homes.

The other thing is most of these sites you have to purchase your calor gas etc from the site owner at higher prices than normal. Can be a costly exercise over the 12 months.

I believe there could be a Service Charge to maintain the site as well as it won’t come under the Council.

My mother in law wanted to sell her mobile home to me, it’s near Bognor Regis, a very large site, clubhouse, swimming pool etc, I was on the verge of buying it till I found out the service charge was £5000 a year, it was only open 10 months of the year and after it got to a certain age it had to moved of the site, not the best investment.

Some of the sites down here expect you to move out of them 4-6 weeks in the winter.

they do that moving out period to avoid it being classed as a residential site. think its to do with council tax being a lot more if it was for owners. you can leave all your belonging there and many in norfolk in a similar position spend that period in spain.
