 Post subject: Builders, Architects, Surveyors and the like.

If I want to radically redesign the layout of our new house who should I talk to to design it?

Can I do it myself?
Do I need an architect?

I'm not moving any supporting walls
I'm not moving any staircases.
Basically I'm taking down stud walls and changing the designation of rooms.
The current dining room and kitchen will swap places so obviously there'll be plumbing and ducting involved.

Properly qualified interior designer, not one who just does cushions and picks curtains out. They're good with planning space so you won't end up pissed off with your end result and they'll be able to advise on the kitchen layout so you avoid surprises with extra work you weren't expecting.

Sketch out your ideas (properly measured) and get a good builder round to tell you how practical it is. Don’t waste money on an architect or anybody else who claims to be qualified in some shite or other.

If you're spending a lot of cash for properly done building work why wouldn't you pay a relatively tiny amount to get the design right? I've got a mate who is a building surveyor and a sister who is an interior designer. Both of them can almost always suggest something that makes what I was thinking better.

Mr Ripper is right, sketch it how you think it could be or want it to be and get a builder round to confirm what you think and give you indicative costs.

It is just applied common sense and an element of taste in your design validated by an experienced person.

Don't bother with a architect if it's just stud walling but be careful non of them are structural stud these are boarded with ply wood so bare that in mind. A decent builder will be able to tell you if you can or cant take them out and some will even take you to the bank

Take the advice Mr I. For my 2 penneth, I'd be careful with stud walls as I know of previous bodge jobs, depending on the age of the house etc with previous owners removing walls etc. Get a pro for advice.

A good Architect will be able to see any flaws in your plans and make suggestions.
