Need bit advice, me and my mate are setting a new business up and where looking for premises and found the ideal one on estate agents website for £834 pcm so we went and looked at it had a bit craic with owner(Well known big local company), had a think about it and said we would take it

Got our soliceters to do the work and got contracts sent through but the rent had gone up to 14k a year instead of 10

We contacted the owner and he said it must been a mistake on the estate agents behalf and it 14k.

We have a £900 bill from soliceters and have had flyers and cards printed with the address on but can't afford the 14k, do we have any case against them changing the price

I wouldn't have thought so, all pre contract, probably nothing in writing and even if there was he is entitled to change his mind anytime up to contract signature. Welcome to the cruel world of commerce.

Is it plus vat and service charge to take it to £14k. Solicitor should be able to detail your difference.

I'd worry if your solicitor didn't see it. Also did you sign the contracts? If not renegotiate. If it was the Estate Agents "mis print" You may have a case against them. Sorry not you wanted to hear Mr. Verbal.

Can't help with rent issue, but don't forget to claim small business rate relief https://www.gov.uk/apply-for-business-rate-relief/small-business-rate-relief
Easy to do yourself.

I feel your pain. I have been trying to complete a lease on a property. The landlords solicitors sent over heads of terms followed by the lease. The lease says we need to pay £3000 deposit but the heads of terms dont mention it. Plus I am spending £5k to make it fit for purpose as it is a dump at present. The landlord is trying it on. They wonder why there are so many shops closing and millions of empty properties.

Be careful as well verbalkint, businesses get shafted when it comes to gas, electric (tie you in to long term expensive contracts), water and then business rates if you don't qualify for relief.

I'm not a legal eagle - but 40 years in industry as a financial controller - I would have not missed the finer points of. the agreement.
You probably need my accounting expertise ?
