Housing shortages wasn’t caused by immigration it was selling Council houses off and the councils weren’t allowed to build replacements. Builders won’t build social housing for rent now as there is no profit in it for them. Look at how many Council estates are in Hartlepool all funded by the council as far as I know. They then sold the remaining rented ones to the group which is now called 13.
What’s immigration got to do with the mortgage rate, in my early days of there was no immigration but interest rates touched 16% at one time.

House prices go up because of cheaper mortgages, builders know people can afford more, builders ration house building creating a housing shortage.
The governments Help to Buy Scheme pushed prices up, builders knew the government contributed 20% as an interest free loan for 5 years so the prices went up accordingly. What some owners didn’t realise was when they paid the loan back it was based on how much the price of your house gone up. If the price of your house had gone up you paid a percentage of that.
