What I also find very odd in all of this as well is the fact that no mention (correct me if I'm wrong) has been made of improving the actual ground and facilities. Surely the first way to improve a smaller clubs turnover without as big an outlay would be a new stand with better corporate and conference facilities that will not only generate more on a match day but throughout the week as well. We have scope to do that on three sides of the ground.

That seems far more achievable and sensible to me.

To add to the town centre, the marina, the bit where the oet shop is, the B&Q area. All with empty units.

Does anyone know how much 'funding' we secured within 3 days by the way?

Because if you're talking the amounts that will be needed for a project like this then this is all very frightening indeed.

I too hate using banks by the way with all the checking if I can afford to pay the money back if the business plan is sustainable blah blah, borrrring. I lend my money generally off a bloke round the corner. His interests rates are high and some of his methods a little unconventional but broken bones heal in time and I always get the money fast because that is the most important thing in long term projects.

As I posted elsewhere, if I had a modest amount of money and was intent on developing the land, I would put a deposit on the land, agreeing a value with the council. Then after getting planning consent buy the land, then straight away flip it on to another developer that is already lined up. That way there is little outlay (a deposit and some professional fees) and he gets the uplift in the value of the land.
Risk is you don't get planning.
If Gary uses Pools' money then we get the benefit of the uplift.
I'm desperate to put a positive spin on this but I agree with comments above, it all looks as fishy as f-k!

He could arrange the finance in days and might do a side deal on some nice Swiss chocolate to sell in the souvenir shop - heard he can get it dead cheap. Sadly not, plans were scuppered when Jackson's Landing was knocked down. Hoping to secure some finance soon to get it built, I mean I haven't purchased any land yet, got any blueprints or any planning permission but that shouldn't be an issue right?

Fair bit of negativity on here for this project, in my own humble opinion surely this can only be beneficial to Hartlepool United and the long term future of the club?

Surely all revenue received from rents and leases in the redevelopement of the surrounding areas new commercial and domestic properties will keep the club going from year to year?

A question for all those who think its a non-goer. If you were chairman of or on the board of Hartlepool Utd, what would you do to safeguard the year-to-year/long term future of the club? Bearing in mind that the Trust, if needed to might just one day have to run the club. As i know theres a couple of people on here in the high ranks of the trust it would be great to hear some ideas disscussed as to how they would keep the club going if the trust ever had to run Hartlepool United. Hypothetical question really but you never know. Got to be prepared in case it ever happened.

if it fails? that could be said about every venture by every football club in Britain.
How do you know there arent plans for land, planning permission and long term plans?
How is it a fact that you say a hotel will stand empty all year? How do you know?
How is it a fact that houses will be stood empty? How many new-build houses in Hartlepool havent been sold or rented out?
Which players are in the shop window for sale? How many have been sold? Despite a decent left-back being brought in from Fulham.
Obviously the club do pay tax or it would be in administration or have been liquidated?
What shady stuff and by who?

Why knock it? if it improves the town and attracts visitors to the town then go for it.

It all feels like a distraction to me. Like them wavey shiney lights at us to stop us asking questions that need asking.

I want to know why we all of a sudden owe the taxman a six figure sum, I want to know why the payers got payed late. The club generates enough money to be ran on a self sufficient basis if managed in a responsible manner. We have been running like that for 5 years or more since the money from Norway stopped. How can we not have enough money in the bank to pay the tax man on time a few months into the season? 3,000 season ticket holders, the money from the TV deal and football league plus sponsorship including ground naming rights generates enough. So before I feel all excited about pie in the sky projects I would like to know where the money has gone?

Chip, not come on here to wind anybody up. Chill out. All ive done is ask genuine questions? Am i right?

So i might be wrong about the re-developements being good for the club/town, the only reason ive asked is because im not in the loop as i said the other week, been off the boards and havent been to the match for a while so just wondered what was going on. just in my opinion they seemed a decent shout.

As for my mate Coxall? never met him or spoke to him, you probably know him way better than i ever will.

As for labour i think their plans for other parts of town are great so credit where its due.

Ill know next time not to bother coming on to ask genuine questions if thats what you think of me like. Wasnt on a wind up at all but there you go.

Does anyone believe any of these developments will come to fruition?
We get them on a weekly basis and the council have developed into a fine art. The last people to actually put their money where their mouth was, was the Teesside Deveopment Corporation and that was the 90's. Since then promises, promises and pretty pictures.
I'll give you one aspect of this proposed development that gets my alarm bells ringing...... Would YOU buy a house there ? Seriously ? If houses there were ever built I suspect they'd end up selling a handful and the rest be a buy to let bonanza.
